NJ CHERRY HILL — Planning Board adopts Fair Housing Act compliance amendments. The board unanimously approved amendments to the 2025 Housing Element and Fair Share Plan implementing a December 2025 mediation agreement with Fair Share Housing Center, creating a new Three Executive Campus Overlay Zone at Block 68.01, Lot 1. The 28.2-acre site, containing an existing six-story office building, permits either 195 units with a 20 percent affordable set-aside or 320 units with a 20 percent set-aside through adaptive reuse.
The board also unanimously recommended two supporting zoning ordinances to Council: Ordinance 2026-05 formalizes the TECO Overlay Zone, and Ordinance 2026-06 raises the inclusionary-housing set-aside requirement from 15 to 20 percent for developments exceeding five units, affecting Golden Triangle and PATCO Overlay zones.
