NJ CHERRY HILL — Planning Board unanimously denies subdivision of the vacant Oak Avenue residential lot. James Foley's application to divide a lot (Block 289.05, Lot 6) in the R2 zone into two residential lots faced opposition from Chair Sam Kates, member Marlyn Kalitan, and member Alise Panitch, who stated that negative criteria, including substandard lot conditions and neighborhood inconsistency, outweighed the positive factors cited by Foley's engineer, Brian Peterman. Resident Martha Wright opposed the proposal, arguing flag lots would hamper emergency access and undermine neighborhood uniformity.
The board voted 8-0 to deny the minor subdivision and variance relief.
